Our concept is to ensure that the building’s spatial structure, use of materials, colouring and planting concept fit in with the historical character of the site, its existing landscape and built environment. The proposed 150 apartments building is intended to create an organic link with the Feneketlen Lake Park, which is located diagonally from it, positioning itself almost as a continuation of it. The aim was to create an accessible, livable, permeable, usable and valuable urban space at the street level of the building, which would be in keeping with the standards of a premium condominium. Going beyond the boundaries of the design site, we also consider the immediate surroundings of the building to be worth considering: the section of Villányi út from Tas Vezér Street to Fadrusz Street is the architectural unit that we believe should be treated as one and should be renewed. In our plans, we have proposed an urban design proposal to create an elegant public space on this stretch of Villányi út that is worthy of its importance within the urban fabric. The building mass of the framed development, rising diagonally from level to level, forms a well-used terrace house. The height of the cornice of the smaller building mass on Villányi út is in keeping with the scale of the neighbouring buildings. The massing of the building is only really noticeable from Villányi út: from here the building has the appearance of a favourably low house and creates a unified streetscape. The ascending levels of the building rise in steps in parallel with the natural slope of the terrain. The tallest part of the building will be built in the north-east corner of the plot, but the elevation of the terrain will bring one floor below ground level, making the building mass appear smaller. The terraced massing will provide most of the apartments with excellent views of Lake Feneketlen, creating a favourable visual, orientation and access situation. The adjacent Parish Church has a significantly smaller mass, which maintains an appropriate distance, does not compete with the usual view of a sacred building and does not detract from the ‘spiritual aura’ of the church.
